I currently reside in Denver, where I enjoy the outdoors, practicing Thai stretching, and spending time with friends and family. After 31 years as a US Marshal, I transitioned to real estate to empower individuals and families to shape their futures through homeownership and real estate investment. I believe in genuine connections and live by the golden rule of treating others as I’d like to be treated.

Friday, October 4th
For anyone following the interest rate market (which you should be) – today was a poignant day for long term rates. For all the optimism we had with the Fed ½ point rate drop last month and its effect on bringing down the long-term rates….. we’re backsliding a bit with the release of the BLS (Bureau of Labor Statistics) jobs report. Economists estimated $150,000 new jobs created and the reality - we had $254,000 – a very strong report for a resilient US economy. Unemployment decreased slightly.
What does this mean for long term rates?
Well, backing up a bit first means that markets have given up any hope of another half point short term rate cut by the Fed in November. But likely a .25% rate cut by the end of December.
With the Fed activity being the biggest driver of mortgage rates, this means that rates will creep higher for the near term, and when moving lower, we aren’t likely to see any big drops in the rates but rather moves lower over a longer period of time.
Looking forward.
Although we all carry some anxiety about sudden moves upward in long term rates (think listings sitting longer and buyers retreat to the sidelines) – have faith! What goes up, does come down. We’ve got some inflation data and more economic reports coming. Another BLS jobs report November 1 and the Fed meeting November 7. We have lots of chances of seeing rates come back down even after moving higher today.
